Background
Office refurbishment and extension of this Art Deco building was required as part of UKPN review of there existing asset. The building was left empty for many years and completely dilapidated throughout.
All though a diamond in the rough and extensive over haul would be required to bring this gem of a building back into use. The building had years of electrical adaptations, asbestos, damp and excessive water ingress, failing damp courses all adding to the extensive work required to bring this building back to life.

Office Extension and Refurbishment
Philosophy
A complete upgrade and overhaul of the Art Deco building was undertaken to bring the building up to modern standards with all the comforts that modern technology can bring in the open plan work place.
The modernising of the building included and upgrade of the historic fabric through exterior insulated render, new flat roof, windows and doors and careful refurbishment of the existing brickwork.
The interior was to be open plan whilst retaining the existing exposed concrete down stand beams and feature Mahogany staircase. The Office refurbishment and extension creates a renewed life for this forgotten asset in the middle of Camden London and will ensure that the building stands tall and proud for many years to come.

Solution
A new extension to the building was constructed of steel frame encased with metal insulated panels, curtain walling and a feature rainscreen cladding creates a necessary secondary means of escape with additional meeting rooms on all floors.
Extensive groundworks and pilings were required to overcome poor ground conditions, and being situated just
metres away from the extremely large subterranean plant entrance to UKPN’s network of tunnels supplying power throughout London.
To the main, dilapidated, building which had stood empty for some time, works entailed a complete strip out
and internal refurbishment. A Cat B Fit out was completed from basement to first floors, and a Cat A to
second and third.
A new lift shaft and pedestrian lift was installed for ease of use connected to a new entrance and reception area.
New thin line windows replaced old along the west and north elevations, and new cladding and feature rendered
panelling up-graded the exterior facades and improved the thermal fabric of the building.
A complete mechanical and electrical system throughout all managed via a building management system created this fit for purpose facility.

This complex 12 month project entailed the successful extension and refurbishment of UKPN’s Pratt Street building, despite the challenge of extensive groundworks and pilings required to overcome poor ground conditions just metres away from the extremely large subterranean plant entrance to UKPN’s network of tunnels.
