Fingerprintstudios Architects in Portsmouth have been appointed to work on an existing Edwardian house in London. We are appointed to rationalise the ground floor and to create a new kitchen and family area whilst in keeping with the existing character and features of the existing dwelling. This extension will see the removal of an outdated poorly constructed single storey extension replaced with an in keeping more traditional approach. The extension will use matching brickwork, mortar and matching brick headers over the windows and doors.

The traditional design looks at a new single storey, single ply membrane flat roof, behind a brickwork parapet roof is a traditional timber hidden pitched roof light. A set of timber bi-folding doors and a new external landscaped terrace provides a simple but effective in keeping traditional design to the rear of the Edwardian house.

New internal layout and living area.

The removal of the old single storey extension and new traditional house extension sees the layout of the ground floor change. The existing kitchen will be removed and will become a new living room/ snug area which moves into a new utility and downstairs toilet area, a large open plan dining area, U-shaped kitchen and kitchen island provides a functional and practical layout for the home.

Traditional Interior Design.

In keeping details to the existing Edwardian house will be carried through internally to create a seamless approach to the dwelling. Matching timber doors, plaster cornice, high Edwardian timber skirting, Edwardian Ironmongery and a timber roof light are major features of this interior design proposal and work as part of this traditional house extension. Further attention to details will be explored as part of the review of the interior design of this new traditional house extension and refurbishment as we develop the designs further.

This architecture design for a rights to lights extension in Guildford Surrey, has been cleverly designed to accommodate the neighbouring properties existing easement and rights to light. These new build properties have maximised the site, but fingerprintstudios architects client was keen to increase the living area due to two growing children the additional space was required to allow the children to play. The solution for this extension was to create a diamond shaped glass extension that maintained the 45 degree rule both in plan and elevation.

What are Rights to lights?

What are rights to lights? Right to light is a form of easement in English law that gives a long-standing owner of a building with windows a right to maintain the level of illumination within the existing building. It is based on historic Lights law and have taken influence from the Prescription Act of 1832.

Rights to light normally become’s a concern when a new development, or proposed development affects the access to light of an adjoining property. Rights to light also apply to obstructions caused by trees, hedges and so on. Rights to light concerns itself with reduction of light within the interior of the property but there are no rights to light for open ground.

The level of light to be maintained has not been defined in case law but it is generally agreed that maintaining view to the sky of 45 degrees and 45 degrees clear in plan from the centre of the existing windows or doors that may be affected by the proposed development will be acceptable. This is often referred to as the 45 degree rule.

Double height house extension

Double height house extension creating a stunning piece of architecture. Using height and volume to create an amazing interior.

This new house extension incorporates a new dining and kitchen space flooded with natural daylight from volume created from the double height vaulted ceiling space. This space benefits floor to ceiling windows and roof windows ensuring the space is filled with sunlight.

The simple addition of this modest double height space adds a dynamic element to this interior design. It leads the eye to the garden and connects the interior to the exterior be increasing the view to the sky. This permanently connects the house with nature. It blurs the boundaries between the interior and exterior and brings the outside in.

The creation of a two storey extension creates an additional bedroom with on suite with a view to the kitchen area. The new living space and kitchen area has a double height space creating a dynamic space for living. Natural light floods the area via two large curtain walled panels and two new roof windows. The master bedroom suite, formed via the amalgamation of one adjacent room and the new build floor area allows for the creation of three distinct areas: dressing, sleeping and en-suite.

The design is maximising the elevated position and the amazing views of the Solent. The new extension to the rear enables the opportunity to open up the existing floor plan and remove some internal walls to enable a view over the Solent from all areas of the home. This provides an existing home that is bound by an amazing view over the Solent and the Spinnaker Tower.

Planning Application Langstone Harbour.

Fingerprintstudios Architects have submitted a full plans Planning Application Langstone Harbour. This application will see an existing 3 bedroom house converted into a 4 bedroom 2 bathroom and master ensuite, large kitchen dining area with double heighted space, integral garage, seperate living room and snug with views of the expansive tree lined garden. This modern architecture design will create a stunning home in the beautiful Langstone Harbour area.

We have worked closely with Havant County Councils Planning Department prior to the full plans planning application to ensure that we obtain this full plans application. This early discussions has informed our approach and assisted in the design of the rear elevation being modern and contemporary and the front elevation in keeping with the existing street elevation.

Ugly house to Lovely House.

This 1960’s dwelling is in need of updating both internally and externally. This will see the conversion of an ugly house to a lovely house with the inclusion of a clever double height kitchen dining space. The exterior of the property will be over hauled with new cladding materials to renew the exterior and give it a sleek contemporary exterior. The interior design will be aided with the addition of a full building refurbishment including underfloor heating an a fresh and modern clean lined interior design.

This renewed house will provide a robust house with modern construction finishes including polished concrete, cedar cladding, aluminium slim frame windows finished in an anodised finish. This refreshing palette of materials will feature throughout the home creating a clean lined and co-ordinated interior.

We have worked with our client prior to submitting the application on discussing some of the finishes and textures ahead of the planning application to future proof the design ahead of the detailed design and construction phase. This has been an important element capturing key elements that have influenced the design.
