Background
 Victorian Architecture refurbishment and extension. Fingerprintstudios Architects where approached by a repeat client to advise on an asset which was currently underutilised and challenging to rent. The Victorian asset was in a poor state of repair and the rentable areas where rented on low yields.

The Victorian building was configured as 8 separate bedsits with shared bathroom and toilets. The building’s roof, exterior walls, windows, electrics, mechanical and general services where in real need of repair and overhaul. This saw a need for this Victorian architecture refurbishment and extension.

Philosophy
A complete upgrade and overhaul of the building was undertaken to bring the Victorian building up to modern standards with all the comforts that modern technology can bring.

The modernising of the building included and upgrade of the historic fabric through a careful conservation using traditional methods and materials to ensure the historic fabric stands for another 100 years. Internally we ensured that the historic fabric was upgraded with PIR insulation and modern construction methods to reduce the running costs of the asset by improving the airtightness and U-values.

Solution
A review of the market area gave two potential solutions, either shelf contained larger two bedroom market apartments or self-contained one bedroom student accommodation. Due to the proximity to Portsmouth University it was felt that the solution was to reconfigure the property for private student accommodation.
